Most deposit deductions
are cleaning charges.

In Massachusetts, landlords can deduct reasonable cleaning costs from your security deposit. A professional move-out clean removes their most common reason for deductions.

The two questions a landlord asks at the walkthrough.

1. Is the unit clean? A move-out clean answers this directly — every surface, inside everything. The walkthrough becomes "check the boxes," not "find issues."

2. Is anything damaged? Damage is separate from cleaning, and you should fix what you can fix (small holes, marks). But landlords often blur the line — a unit that looks clean is much harder to ding for "wear and tear" charges.

We can't guarantee any specific landlord's behavior, but a thorough clean removes their justification for the most common deductions. That's worth the price of the service many times over.

Moving on September 1?
So is half of Boston.

Most Greater Boston leases turn over on September 1 — the busiest moving day in the country. Trucks double-parked across Allston and Brighton, elevators booked solid in Back Bay, and every cleaner’s calendar full weeks in advance.

How turnover week actually works.

August 25–31 — the move-out crunch. Your unit has to be empty and walkthrough-ready before you hand back the keys. These are the most-booked cleaning days of the entire year — the earlier in August you book, the more choice you have.

September 1 — keys change hands. Landlords run back-to-back walkthroughs. A unit that’s professionally cleaned gets a checkbox inspection; one that isn’t gets an itemized deduction list.

September 1–7 — the move-in wave. The apartment you’re moving into was vacated hours before you got the keys. If nobody booked it a real clean, you’re unpacking into someone else’s year of kitchen grease. That’s what our move-in clean is for.

Still hunting for the next place? Spot Easy lists verified Greater Boston rentals with video tours and no-fee filters — we’re a Featured Local Spot there.

Landlord or agent juggling multiple September turnovers? We do back-to-back vacant units — see how we work with real estate agents and property managers.

Move-in cleaning:
start clean, then unpack.

Same clean, opposite direction. We deep clean the empty apartment before your boxes arrive — inside every cabinet, the fridge, the oven, the tub — so you unpack into a home that’s actually clean, not one that got a 20-minute turnover wipe. Same flat pricing, from $299.

The smart order for a September move.

1. Clean before the boxes. Book the move-in clean for the day you get keys, before the truck arrives. An empty apartment gets a dramatically better clean than a full one.

2. Unpack into organized space. Our home organizing team can set up your kitchen, closets, or pantry as you unpack — a Half Day Organize is $180 and turns box chaos into a system.

3. Keep it that way. Start recurring cleaning from day one — it’s 10% cheaper than one-time cleans and your place never gets the chance to slide.

Already settled and just need a reset? That’s a deep clean — same thoroughness, no moving boxes required.

Four things we
actually commit to.

Often same-week availability

Move-out timing is tight. We schedule around end-of-month crunch. Book as early as you can — same-week is often possible, next-day isn't guaranteed.

Questions we
get asked a lot.

Most security deposit deductions in Massachusetts come from cleaning charges — landlords are allowed to deduct reasonable cleaning costs at move-out. A professional move-out clean documents that the unit was returned in proper condition and removes the most common reason for deductions. We can't guarantee any specific landlord's behavior, but a thorough clean removes their justification.
Yes. Inside the oven, fridge, freezer, microwave, dishwasher, washer, dryer (lint trap and drum), all cabinets and drawers, all closets. Plus baseboards, window tracks, door frames, light fixtures, and inside the bathtub and shower. Move-out cleans are more thorough than deep cleans — the unit needs to be ready for walkthrough.
Walls: spot-cleaned for marks and scuffs. We don't do full wall washing or paint touch-ups. Carpets: vacuumed thoroughly. Carpet shampooing or steam cleaning is a separate service most landlords have done by their own vendor — check your lease before booking us for that.
Usually yes, but it depends on the week. Move-out cleans tend to cluster around the 1st and end of each month. If you need a specific date, book as early as possible — same-week is often available, but next-day isn't guaranteed.
As soon as you know your date. August 25 through September 2 are the most-booked cleaning days of the year in Boston — by mid-August the good time slots are gone and we're filling whatever's left. Booking early costs nothing extra and locks your slot; you can reschedule with 24 hours notice if your moving plans shift.
Yes — same scope, same flat pricing (from $299). The ideal timing is the day you get keys, before the moving truck arrives, while the apartment is still empty. Many September clients book both ends: a move-out clean at the old place for the deposit, and a move-in clean at the new one so they unpack into a genuinely clean home.
Yes. Unmess is insured and bonded through Hiscox, and we can send a certificate of insurance to your building manager before the clean — a common requirement in Back Bay, South End, and Longwood elevator buildings. Just ask after booking and we'll take care of it.
Yes. Move-out cleaning is for vacant homes — all furniture and personal items removed. If items are still being moved, we can't clean those areas thoroughly. If you have a few small items left, we can work around them, but a fully empty unit is what gets the best result.

Unmess did a fantastic job — highly recommend. I requested a deep clean and they took their time and were incredibly thorough, leaving everything spotless and well organized. Scheduling was quick and easy, pricing was very fair, and they showed up right on time.

Outstanding service. I hated having to talk to people on the phone to schedule things — this was just a case of scheduling a calendar slot (like every other sensible business, but somehow almost never for cleaners). Service was well priced, and they did a great job. Will hire again.
