Massachusetts law limits what landlords can deduct from a security deposit — but the walkthrough is where disputes start. A professional move-out clean returns the home in documented, walkthrough-ready condition, so there’s nothing to argue about. A clean doesn’t guarantee a deposit back — check your lease and the state’s official guidance for your situation.
The two questions a landlord asks at the walkthrough.
1. Is the unit clean? A move-out clean answers this directly — every surface, inside everything. The walkthrough becomes "check the boxes," not "find issues."
2. Is anything damaged? Damage is separate from cleaning, and you should fix what you can fix (small holes, marks). But landlords often blur the line — a unit that looks clean is much harder to ding for "wear and tear" charges.

How turnover timing actually works.
The last week of the month — the move-out crunch. Your unit has to be empty and walkthrough-ready before you hand back the keys. Month-end days book out first — the earlier you book, the more choice of time slot you have.
Key day — walkthroughs run back-to-back. A unit that’s professionally cleaned gets a checkbox inspection; one that isn’t gets an itemized deduction list.
The first week — the move-in wave. The apartment you’re moving into was often vacated hours before you got the keys. If nobody booked it a real clean, you’re unpacking into someone else’s year of kitchen grease. That’s what our move-in clean is for.
